How many times can you refinish a wood floor?

Divide the budget by the bite and you get four to eight sandings. Engineered wood is a different story. Its count is set by the veneer wear layer: about 1 mm means zero sandings and recoat only, 2 mm allows one or two.
And 3 to 4 mm allows roughly two to five, with Kahrs rating its sandable floors for three to four. The NWFA says there is no fixed number for any floor. At the typical refinish pace of every seven to 10 years, most solid floors never run out.
The math: a wood budget divided by a bite
Every refinish count comes from the same two numbers. The first is how much sandable wood the floor has. The second is how much wood one full sanding removes. This page does that division in the open, with each figure tied to who published it.

Method: each figure was read at the named source on 2026-08-28. The 4 to 8 row is our arithmetic: 1/4 inch of sandable wood divided by 1/16 inch per sanding gives four, and divided by 1/32 inch gives eight. Nobody has measured your floor from here. Treat the count as an estimate, not a promise.
Why the bite varies is the whole story. A careful contractor working a flat floor can hold the NOFMA standard of less than 1/32 inch per pass sequence. A refinish starts with coarse paper, 36 or 40 grit per How To Sand A Floor, and coarse paper cuts fast. A floor with cupping, pet stains, or lippage (boards sitting at uneven heights) forces deeper cuts, per Just Around the Corner Flooring. And each deep cut spends more of the budget.
The National Wood Flooring Association refuses to name one number for this reason: "The number of times a floor can be sanded varies depending on a variety of factors including the skill of the contractor, the equipment used, the thickness of the wear layer, the flatness of the floor and the condition of the floor." The solid-wood limit: you cannot sand past the tongue
A 3/4 inch solid floor is not 3/4 of an inch of usable wood. Each board has a tongue on one edge and a groove on the other, milled into the middle of the board so the pieces lock together. Only the wood above that joint can ever be sanded. Per Uptown Floors, on a brand new 3/4 inch solid product the wood above the groove "runs in the 1/4 inch range," and "the floor cannot be sanded successfully with good results below the tongue and groove area without exposing nails used to install the floor."
There is a published safety margin above that hard stop. Per Carpet Trends, hardwood flooring should have a minimum of 3/32 inch of wood above the tongue for it to be safely refinished. Below that line, the source says refinishing may not be viable and replacement should be considered. The practical check costs nothing: pull a floor vent cover and sight the exposed board edge, the inspection Uptown Floors describes. On a floor that has been sanded several times, the wood above the tongue is visibly thinner than the wood below it.
Engineered wood: the wear layer is the whole answer
An engineered plank is a thin layer of real hardwood, called the wear layer or veneer, glued over a plywood or HDF core. Sanding can only ever touch that top layer. So the refinish count is set by its thickness in millimeters, not by how thick the plank feels. The market range is wide: 0.6 mm to 4 mm per Hurst Hardwoods, with premium products reaching 6 mm. Method: every row is the named publisher's own figure, read at the source on 2026-08-28. Where sources disagree, the table prints each one instead of averaging them. The spread is honest: these are retailer, manufacturer, and refinisher judgments. And the NWFA holds that no fixed number exists for any floor.
The trade association's floor under all of this is 2.5 mm. The NWFA Wood Flooring Sand and Finish Guidelines state that, in general, if the wear thickness is less than 2.5 mm (3/32 inch), the floor should not be sanded. Run the arithmetic on the NWFA's own figures and the boundary case gets sharp: a floor at exactly 2.5 mm can take one sanding, because removing up to 1/32 inch (about 0.8 mm) leaves roughly 1.7 mm, which is below the 2.5 mm line. So there is no second sand. One contractor, Buff and Coat Virginia, works to a looser 2 mm minimum for a single careful refinish. Where the two disagree, the NWFA guideline is the one this site states as the rule.
Manufacturers publish their own classes, and Kahrs is the clearest example. Its 3-layer floors (15 to 20 mm total) and its 2-layer glue-down floors (9 to 11 mm total) are both rated for three to four re-sands. Its 7 mm veneer-on-HDF floors "should not be re-sanded" at all, per the same construction page. That is the honest shape of the engineered market: the same brand sells floors with a solid-like sanding budget and floors with none. Plank thickness gives a rough guess when the spec sheet is gone: per ReallyCheapFloors, 1/2 inch planks typically carry about a 2 mm wear layer while 3/4 inch planks carry about 6 mm. Where the 2.5 mm rule comes from
1916 drawings, the NOFMA bite, and a European definition
The NWFA published the reasoning behind its Refinishable Program benchmarks, and the history is older than most floors. Standardized detail drawings for the thinnest solid unfinished wood floors (3/8 inch) dating back as far as 1916 carried 4/32 inch wear layers, enough to sand and finish the floor on site and refinish it at least once later. NOFMA, the flooring manufacturers association that later merged with NWFA, stated that a sanding operation should remove a minimal amount of wood, less than 1/32 inch. The program math follows: a 4/32 inch wear layer on a new unfinished floor loses about 1/32 inch in the initial sand and finish, leaving about 3/32 inch, the same as the factory-finished benchmark.
The program minimums, per the NWFA article: 3.2 mm (4/32 inch) for unfinished smooth engineered flooring, 2.5 mm (3/32 inch) for factory finished smooth flooring. And 2.5 mm measured at the lowest point of the texture for sculpted or distressed flooring, because a hand-scraped face must be measured at its deepest scrape. The metric rounding is acknowledged in the article itself: 3/32 inch actually equals 2.381 mm, rounded to 2.5 mm for easier communication. The number also lines up with Europe, where for the last 20 years a product can only be called parquet, per the FEP definition the article cites, if its real wood top layer is at least 2.5 mm thick. And the NWFA definition of the job itself is worth keeping: a refinish means sanding a previously finished floor to bare wood and applying new stain or finish. Anything less is a recoat.
How to tell a floor is out of sandings
A floor at the end of its budget announces itself. These signs are sourced, and none of them are subtle.
- Nail heads showing. Per Uptown Floors, a solid floor cannot be sanded below the tongue and groove without exposing the nails used to install it. If sanding has ever brought nail heads to the surface, the previous crew was already scraping the bottom of the budget.
- Less than 3/32 inch above the tongue. Per Carpet Trends, that is the minimum for a safe refinish. Check it at a floor vent, where the board edge is exposed. Below the line, the source says to start considering replacement.
- An engineered veneer wearing through. Bare or thin spots where the core shows mean the wear layer is spent. Per the Basic Coatings TyKote data sheet, even a chemical recoat is off the table once a floor is worn through to bare wood. At that point the sheet directs the job to a traditional sand-and-finish, which a spent veneer cannot take.

The verdict, floor by floor
Here is the decision, stated plainly for each case.
- Solid 3/4 inch floor, no nails showing, 3/32 inch or more above the tongue: refinish without fear. The four-to-eight budget is on your side. And at HomeAdvisor's seven-to-10-year refinish pace, four remaining sandings is 28 to 40 years of floor (our multiplication of those two figures).
- Solid floor with nail heads showing or a thin edge at the vent check: get an assessment before spending refinish money. The honest comparison of last-sand economics lives on refinish or replace.
- Engineered with a documented wear layer of 2.5 mm or more: one careful sand at minimum, more at 3 mm and up, per the table above. Say the thickness to every contractor who bids.
- Engineered under 2.5 mm, or unknown veneer on a 1/2 inch plank: take the recoat path. The NWFA guideline says do not sand it, and a screen and recoat at $2 to $4.50 per square foot (our sum of Fixr's screening and recoating rates) refreshes the finish without touching the wood.
- No spec sheet and no idea: have the wear layer measured at a plank edge before anyone starts a sander. It is the cheapest step on this page.
Make the count last
The refinish count is a budget you spend slowly. A screen and recoat abrades only the finish, exposes no bare wood. And so subtracts nothing, per The Flooring Girl, whose guidance is that screening about every three years can put off a full sanding for a very long time. The NWFA describes the same job as a maintenance coat: clean the existing finish, lightly sand it, apply one fresh coat. There is even an abrasion-free version: the Basic Coatings TyKote system replaces screening with a liquid bonding layer, though its data sheet rules it out on waxed floors and floors worn to bare wood. Most people asking this question do not have a floor that is out of sandings. They have a floor that looks tired, and the two are not the same. If the wood under the finish is sound and the complaints are dullness and fine scratches in the traffic paths, the job you need may be a recoat. That spends none of the budget.
